An audit is necessary to establish a benchmark in order to quantify the improvement made or to be made. All this is on a voluntary base and the best stimulus for building owner lies on dollars saving. If there is a clear demonstration that improvement in a building footprint leads to a sensitive decrease in energy bills, then there is no doubt that it is in the building owner's interest to actively participate in this common effort.

The purpose of this package is to establish the actual Carbon ratio and identify energy related problems: such as excessive consumption and potential savings and propose practical solutions to rectify the situation.
Energy saving and energy generation is ultimately not a burden, but a chance to improve the cost mangement of a building. Over a long period of time, the difference is tremendous and contributes to improving our environment.
The audit we propose goes far beyond standard audit and we are the only one in able to propose it.
Motorwind carbon audit focus on indirect Carbon emission, which is the main GHG (green House gas), and directly connected to the consumption of electricity and Water by the building and follow the EMSD Carbon audit guideline. Direct Carbon emission generated by gas usage. This is directly under the control of the building owner.
Remark: with the exception of diesel generator. In case a building is equipped, it will be added in the audit as direct Carbon. Many aspects on Carbon footprint depend on tenants activity and it is not possible for the building owner to influence tenants behavior. For example, if one tenant prints a lot of paper and discards it frequently, it has some incidence on the Carbon emission but it should not be accounted for because the calculation could change with a new tenant.
If a building owner wants to have a deep in detail Carbon or all GHG accounted, then every tenant need to be audited and legally there is no obligation for tenants to supply information about Carbon or all GHG for audit purpose. Our parent/related company can establish individual carbon footprint audit.
The object of this audit is to analyze the building's performance and propose solutions to improve it. It has to be easily done, not to be a burden for the tenants, and improvement has to be technically feasible. If an audit comes to the conclusion that some improvement can be achieved by demolishing the building and rebuilding a new one, then it is not considered as a feasible solution.
This audit will use as base the ratio: kg of Carbon/m2/year
We will issue a report giving the ratio (C/A) Carbon emission in kg/Building area in square meter
by comparing with a model building , abnormalities will be detected. A new ratio target (C/A) will be proposed.
Example: if the audited building has a ratio of 250-kWh/year/square meter and the average ratio for similar building is only 150 kWh/year/m2, then there is a huge problem. Problem origin can be as simple as: leakage (gas or electricity or cold air) - bad insulation - regulating instrument giving wrong data, etc. The definition of a model building will be revised from time to time and updated whenever new technologies allow serious improvements in building consumption.
Motorwind will issue a report on system replacement to reach the new ratio Carbon emission/Building area.
Example: by replacing lighting - improving insulation - improving ventilation.
Motorwind will issue a report on different energies available for each building.
Example: by measuring sun energy level, wind energy level, tidal/water current energy level, mechanical energy, etc.
Motorwind will issue a cost report for the systems to recover the available energy.
Example: if the sun energy available is 50kWh/day, what will be the cost of installing solar panels and how long it will take to amortize the system. If the wind energy available is 50 kWh/day what will be the cost of installing the wind turbines and how long it will take to amortize the system.
Motorwind will issue a cost report for energy efficient replacement systems.
Example: replacement of the traditional fluorescent tubes by T5 new EL saving. Replacement cost, including installation and calculation on pay back time.
Example: adding a double window to improve air conditioning efficiency (cost and pay back time).
Motorwind will install a centralized Monitoring system to follow up improvements and take action if the result is different than what has been calculated.
Motorwind, through its subsidiary Motorwave Carbon Credit Co Ltd, will negotiate Carbon credit rights on international markets.
Package cost.
The package is charged according to the total building area in square feet. ------- HK$1 per square foot --.
